Though no project is typical, we follow established methods and fees to ensure a streamlined process. Our services are invoiced hourly, with the exception of Step 1 of the design process which is a fixed fee. Our clients can expect architectural fees to range from 10-12% of the overall construction cost depending on the complexity of the project. Our design process includes the following steps.

In this stage, we prepare architectural drawings necessary to obtain a building permit and for a knowledgeable contractor to bid and complete construction.

If our clients have not already selected a contractor, we assist them in obtaining an accurate bidfor the materials and labor from contractors.

What should I expect?

To get the best results, clients should come with their needs and wishes, but also with an open mind, free of preconceptions. Our role is to interpret clients’ goals and translate that into a livable space. Often, our preliminary sketches vastly differ from the vision clients had already developed in their head. Trust your architect and be open to creative and thoughtful solutions!

What does a full-service architecture firm provide?

Our team provides design services from the first concept sketch through the end of construction. This includes:

  • Drawing sets sufficient for bidding and construction
  • Coordination with all consultants (structural engineer, landscape architect, etc.)
  • Submittal and approval of required permits
  • Selection of all interior finishes (paint, plumbing fixtures, tile, etc.)
  • Review of contractor bids and contractor selection
  • Oversight of the construction process as your agent

Our design process is interactive, so your input and attention directly impacts the design. For this collaborative effort to be a success, we ask that you:

  • Commit to the project from start to finish
  • Be responsive and accessible throughout the process
  • Be upfront with the project budget
  • Clarify your priorities, needs, and wishes for the project
How long does the design process take?

Your project’s size, it's complexity, the physical site conditions, and your aesthetic preferences are just a few of the elements that make your project unique and therefore the time required to design your project can vary. New construction or an extensive building renovation will take anywhere from six months to a year to complete the design and drawings required for construction. A small project such as a kitchen renovation would take much less time.


Is paying an architect for Construction Administration worth the expense?

Yes! Design continues during construction. There are many decisions that need to be made during construction that can’t always be detailed in 2D drawings. Our team is on board to assure that the design intent is followed. We visit the site, meet with the contractor, and review shop drawings, submittals, and change orders. We work efficiently to resolve any unexpected conditions that may arise. A great project is the result of a solid team that collaborates throughout construction.
