Our Method

We begin by meeting with you to better understand your vision for the project.

We’ll ask you to prioritize your goals with a Client Wish List that captures the needs and desires of those who will live, play, or work in the space. This interview process is critical because it serves as the definitive guide for the design requirements of the project.

The project site is then studied to gain a thorough knowledge of its potential. For a remodel or addition project, a set of as-built plans are created. A surveyor is typically contacted at this stage and scheduled to produce a site survey. We explore 2-3 preliminary design ideas through sketches that illustrate the organization of rooms and circulation. We also develop site plans denoting the location of structures, parking, landscape elements, utilities, and setbacks. These concept sketches are a valuable tool for the client to understand the ‘big idea’ before moving forward with technical drawings.

In the Design Phase, the design that emerged within the Concept Phase gets refined, and the structure of the building evolves.

This includes preparing bid documents, arranging meetings at the site and with the owner, and providing clarification or additional information required for bidding.

In this stage, we prepare architectural drawings necessary to obtain a building permit and for a knowledgeable contractor to bid and complete construction.

These drawings include exterior and interior details, interior elevations of rooms such as kitchens and bathrooms, cabinet and stair details, materials and finishes, and specifications. We incorporate the final structural design as well as information from the landscape architect, civil engineer, or mechanical engineer and create a consistent plan set. The project documents are sealed and dated by the architect.

If our clients have not already selected a contractor, we assist them in obtaining an accurate bidfor the materials and labor from contractors.

We protect the interests of the client and the integrity of the design. We are retained to answer questions, deal with clarifications, and administer revisions if necessary. During construction we will review contractor submittals, such as cabinet shop drawings or plumbing fixture orders. We attend frequent site visits with the contractor. When construction is wrapping up, we will walk through the project with the client to create a final punch list for the contractor.

The design process is completed on site during construction, in collaboration with the client and contractor.
